Flat Fee Property Management


There are many reasons why flat fees save money for property management. First, by eliminating the need to pay a commission, you save on the costs associated with traditional property management. Second, flat fees often include a discount for multi-unit properties managed, which can further reduce your costs. Finally, flat fee property managers typically have lower overhead costs than traditional property managers, which means they can pass those savings on to you. In short, flat fees save you money in the long run by reducing your overall costs.

There is no significant difference in the work required to manage a high-priced property versus a lower priced one. The only difference is the commission that is typically charged on the higher priced properties. With a flat fee, you pay one low price regardless of the property value. This saves you money on expensive properties, while still getting the same level of service.

Most management companies charge a placement fee that is equal to one month's rent. This can be a significant expense, especially on high-priced properties. At Rout and Associates, we have a flat fee for placement that includes advertising. This way, you as the landlord save more money. In addition, our flat fee includes a discount for multi-units managed, so you save even more if you have multi-unit properties.
